Representing you and your interests

 

* I offer immediate communication and exceptional follow up. I am available at most hours of the day and early evening.

 

* I personally will be in contact with you every step of the way and not my assistant.

 

* I will take ownership of the property and treat it as if it were my own.

 

* I will provide 24hrs occupancy checks.

 

* I will provide a timely accurate Brokers Price Opinion, both interior and exterior with a 24 hour turn around time. I use only the most recent and similar comparables, taking pictures of all aspects of the home. I am also a BPO re-assignment specialist.

 

* If property is occupied, I will negotiate cash for keys for a swift exit and, or coordinate eviction with foreclosure attorney, sheriff, movers, and provide client with correct names of all occupants and their living arrangements.

 

* When property is vacant, I will hire locksmith, re-key and secure property.

 

* I will coordinate trash outs, winterization, determine what repairs are needed and obtain estimates on the work to be done.

 

* I will closely manage all work being done on the property and make sure the work is completed skillfully and quickly.

 

* I will pay and submit bills for reimbursement on time.

 

* I will transfer utilities to my name or clients name depending on guidelines.

 

* I will provide weekly interior inspections of the subject property.

 

* I will provide monthly marketing reports.

 

* I will provide full MLS and Internet exposure, with numerous pictures of both interior and exterior.

 

* I will provide a yard sign with a 1-800-call capture number with 24/7 recorded information on the subject property.

 

 * I will provide consistent, strong advertising through a variety of different publications and Internet websites.

 

* I will follow up on all showings to get agents and buyers feedback, though Web Site program Showing Suite.

  

* I will present all offers to you immediately, or according to your guidelines.

 

* I will negotiate the best possible price for the property.

 

* I will follow up on all buyers financing.

 

* I will coordinate and oversee the escrow, physical inspection, appraisal, termite, buyers financing and other escrow activities.

 

* We have a bi-lingual staff to communicate with non-speaking English, tenants, borrowers/previous owners.
